Research
The plan attached hereto illustrates the results of the field survey completed on September 24th, 1997 and the office research undertaken in conjunction therewith.
Monumentation
Four existing iron bars were located around the perimeter of the property with the south boundary posts being attributed to previous surveys undertaken by N.P. Lyndon, O.L.S. and our firm and the north boundary posts to a surveyor of unknown origin.
Where possible a two-inch wooden stake, painted white with a red top, was placed beside each iron bar.
Dimensions
The area of the property was measured at 10,862 square feet and the straight-line frontage at 66.10 feet.
Improvements
The structures were accurately located, together with other selected site details and the positions of these are shown on the plan with pertinent distances to the property lines.
Attention is drawn to the following items:
a) The spiral staircase on the north side of the building lies up to 1.8 feet onto Lot 10.
b) The overhead wires servicing the building cross over Lot 10.
c) The chainlink fence at the rear lies totally on Lot 9 East McMurray Street.
d) The depth of the property is slightly less than the 165 feet, but the depth of Lot 9 East McMurray Street is approximately 3 feet less than the 159.39 feet called for on Plan 3.
Easements
Inst. 3753 sets out certain rights which may affect the subject lands, however, no evidence could be found on site which relates to this apparent easement and neither Inst. 20672 nor its predecessor, Inst. 7582, make mention of an easement.
By-law Compliance
This report does not address any issue of by-law compliance, but provides an illustration of the details necessary to obtain pertinent comments from the Corporation of the Town of Bracebridge.
